 Morleys has decided to close their store and sell the site. We have recently acquired the site and are preparing a planning application to rejuvenate it.

 

 Located at 103-111 Mitcham Road, the site is situated within a busy and thriving town centre, and we are bringing forward a proposal that would enhance its vitality and viability.

Whilst planning permission already exists to convert the site to new homes, we are taking a different route. Our proposal is for three ground floor retail units, in line with all the neighbouring shops, and for the conversion of the floors above into a new 90 bedroom hotel.​

CONSENTED VS PROPOSED

The consented scheme for the site involve the demolition of the existing building, and its replacement with a taller building with 24 flats, with balconies and gardens fronting onto neighbouring properties.​​

Consented scheme

In contrast, our proposal of using the existing building means no demolition, no balconies, no overlooking, no construction dust and no noise. Instead, we are proposing a new hotel use and three retail units, much more in keeping with the town centre location.

There are several advantages to what we are proposing:

​

  1. A hotel conversion means no demolition and construction, and far less dust or noise disturbance for local residents or businesses. 

  2. There will be no overlooking on neighbouring properties from a hotel use.

  3. There will be no loss of light, or views for neighbouring houses as the building remains the same size.

  4. This is a sustainable reuse of an existing building, minimising 
    impact on the environment.

  5. All deliveries to the hotel and the retail units will be managed on Mitcham Road.

  6. The proposal will create a spend of more than £2 million from visitors, much of this being spent in Tooting Town Centre.

  7. Three new ground floor retail units will help to diversify the offer in Tooting Town Centre.

  8. A hotel and ground floor retail use will enhance the vitality and viability of Tooting Town Centre much more than the consented residential scheme.

THE SITE

The site is located at 103-111 Mitcham Road in Tooting, on the corner connecting Mitcham Road and Franciscan Road. Tooting Broadway underground station is just to the north of the site, and Tooting National Rail station is to the south.

​The 38,200 sq ft property was built in the early 1900s, and has been the home to Morleys for 70 years. The site is located within a busy and thriving retail centre, and we are bringing forward a proposal that respects that. We think the existing building has value, and we are proposing to retain it and upgrade it, where possible. 

SUMMARY

We have prepared a scheme that delivers the following:

90 room hotel, providing beautifully designed and sensitively priced rooms. 

Maintaining and refreshing the current building, as an asset in the local area.

Reduction in vehicular traffic and servicing levels to the site. 

A major investment into Tooting, generating £2m per year for the local economy.

Maintaining the street frontage with three new retail units.

Criterion Capital is committed to undertaking a programme of long term investment in the London Borough of Wandsworth and this site can play its part in supporting the business community in Tooting.
